Turnkey holiday decor leasing for commercial properties

Turnkey commercial Christmas decor leasing means you pay one seasonal price and we handle everything else: design, the product itself, installation, maintenance all season, January removal and storage in our warehouse until next year. You never own, store, repair or assemble anything. It is the model we recommend by default for lobby trees, atrium programs and large exterior displays. There is no capital purchase and no storage room lost.

The alternative is to buy the product and pay for the service program each year. That can make sense for a long-running, unchanging program where you have dry storage space, but it front-loads cost and leaves you holding inventory that ages. Leasing spreads cost evenly, keeps the display fresh and means a failed strand is our problem, not a line in your capital budget.

Multi-year agreements lock pricing and install dates for the term, which matters when budgets are approved a year ahead and install slots before Black Friday fill early. Everything we lease is our own commercial-grade inventory, which is why maintenance is included at no charge. Insured, WSIB-compliant crews do the work after hours or overnight. Property managers running several sites get one contact and one invoice for the whole portfolio.

What's included

Everything in a decor leasing program

01

Design and site visit

A site visit between July and September, measurements, power survey and a written design with reference photos. The design is part of the lease, so if you want to refresh the scheme in year three, we rework it rather than selling you new product. Plans and photos are enough to start for distant properties.

02

Commercial-grade product

Pre-lit trees, garland, wreaths, ornaments, ribbon, C9 and LED strings, cone trees, tree wraps and themed display pieces, all from our own inventory and tested before install. We do not install customer-supplied product under a lease, because we cannot warranty what we did not supply.

03

Installation

Scheduled installs from October to late November, after hours or overnight, with our own lifts, bucket trucks, cords and timers. Interior and exterior work can run on the same night with separate crews. You receive photos of the finished install and a timer schedule for your records.

04

Maintenance all season

Any fault, from a dark section on a roofline to a ribbon pulled loose in a lobby, is fixed at no charge. Storm checks after major wind or ice. Timers and photocells reset after power outages. Because the inventory is ours, we carry spares and a repair is usually a swap on the first visit.

05

Removal and storage

Takedown in the first three weeks of January on a date you pick. Everything is inventoried by building and location, labelled and stored in our climate-controlled warehouse. Trees, garland and lighting are tested and refurbished over the summer so what goes up next season works on the first night.

06

Multi-year terms and priority dates

Agreements of two to five seasons lock the price per season and reserve your install and takedown dates. You keep the option to add scope each year at the agreed rate. Property managers running several sites get one contact, one schedule and one invoice across the portfolio.

How it works

Four steps, no surprises

  1. 1

    Site visit and design

We visit between July and September, measure the spaces and propose a design with photos and a written scope. We confirm power, access and any after-hours security requirements at the same time so the quote is complete.

  2. 2

    Lease proposal

You receive a per-season price for one year and for a multi-year term, with a clear list of what is included. If you are weighing a purchase instead, we show that comparison honestly, including the annual service cost either way.

  3. 3

    Install and service

Crews install after hours between October and late November, then service the display at no charge through the season. You have one phone number for anything that needs attention and we respond within one business day.

  4. 4

    Takedown, storage and renewal

January takedown, labelled storage and refurbishment are included. Before the next season we confirm dates, offer any refresh you want and install on the reserved slot. Nothing to order, assemble or store on your side.

FAQ

Decor Leasing questions

What does turnkey holiday decor leasing include?
One seasonal price covers the design and site visit, the decor itself, installation by insured crews after hours, maintenance all season with no charge for any fault, removal in January and storage in our warehouse until next year. Timers, cords, lifts and labour are all in. The only thing you supply is power and access. There are no separate rental, delivery or service invoices through the season.
Is leasing cheaper than buying the decor?
Over the first season, leasing costs less because there is no capital purchase. Over five or more seasons the totals can come closer, but a purchase still carries annual setup, service, takedown and storage fees, plus the cost of replacing lighting and ornaments as they age. Leasing keeps the display fresh, moves breakage and storage to us and keeps the whole cost as one operating line. We show both numbers in the quote so you can decide.
What does a leased lobby tree program typically cost per season?
As a typical range, a 9 ft fully decorated pre-lit lobby tree with setup, maintenance, removal and storage commonly starts around $1,500 per season. Atrium trees, accent trees, garland and planters build from there, and full hotel or mall programs run into five figures. Exterior leasing programs start from a few thousand for a storefront and run to tens of thousands for a plaza or campus. These are typical ranges, not quotes.
Can we change the design during a multi-year agreement?
Yes. The lease covers the look, not a fixed set of boxes. Many clients keep the tree and lighting the same and refresh ribbon and ornament colours in year two or three, or add entrance garland and planters as budget allows. Changes are quoted at the agreed rates in the term. Because we store and refurbish the inventory, swapping a colour scheme is a warehouse job for us, not a purchase for you.
Who is responsible if leased decor is damaged or stolen?
Normal wear, weather damage and failures are ours to fix at no charge; that is what maintenance on a lease means. Damage from a vehicle strike, vandalism or theft is handled under your property insurance in the same way as any other property of others on site, and we provide replacement values and certificates of insurance on request so your broker has what they need. We will tell you the values before you sign.
