Frequently asked questions

Everything property managers, hotel GMs and boards ask us about pricing, leasing, installation, insurance and what happens in January.

Getting started

How do I get a quote for commercial holiday decorating in Ontario?
Call 519-266-6796 or send a request through the site and we reply within one business day. For most properties we book a site visit so we can measure rooflines, count trees and look at power. If you are outside our regular routes or working from a new build, we can quote from plans and photos first and confirm on site later. Every quote is custom. It lists the scope, the product we supply, the install window and what is included in maintenance, takedown and storage.
Do you do site visits before quoting?
Yes, and we prefer it. A site visit takes 30 to 60 minutes. We walk the property with you, measure linear footage, check where lifts can park, find outdoor outlets and look at the lobby ceiling height and entrance sight lines. That visit is where most surprises get caught, such as a soffit with no power nearby or a lobby with a sprinkler head right where a tall tree would go. We schedule site visits from July to September, with earlier dates for larger programs.
How far in advance should we book commercial Christmas decor?
Book in summer if you can. Site visits and design run July through September, and installs run October to late November. Early bookings get first pick of install dates, which matters if you need the display lit for a specific event or before Black Friday. Returning clients on multi-year agreements are scheduled first because their dates carry over. We do take late-season requests when we have crew capacity, but the choice of dates and inventory is narrower by November.
Is there a minimum project size for commercial holiday decorating?
We do not publish a hard minimum. In practice, a single decorated lobby tree or a storefront with a lit roofline and wreath is a normal starting point for us. What matters more than size is whether the scope fits our model: our own commercial-grade product, our insured crews, and a full program of install, maintenance, takedown and storage. If a very small job is a long drive from our regular routes, we will tell you honestly whether it makes sense.
What happens after I approve a commercial holiday decor quote?
We send a short agreement that confirms the scope, pricing, install window and takedown window. A deposit holds your install dates and lets us pull your product from inventory or order anything custom. Before install we confirm access, after-hours timing and any security or parking arrangements with your building staff. On install day the crew arrives with everything, sets up, tests every circuit and timer, and leaves you a contact for the season. Maintenance, January takedown and storage are already scheduled.

Interior lobby decor

Do you decorate hotel lobbies and office building lobbies?
Yes. Lobby and atrium trees, elevator-lobby and reception trees, staircase and railing garland, entrance arches, wreaths and planters are the core of our interior work. We work with hotel GMs, property managers and office tower facilities teams across Southwestern Ontario, the GTA and Hamilton-Niagara. Many of our lobby installs happen after hours or overnight so guests and tenants arrive to a finished display. We supply, install, maintain and remove everything, and we match colours to your brand or interior finishes.
What size Christmas tree do you install in a commercial lobby?
Our pre-lit lobby trees run from 7 feet up to 20 feet and beyond for atriums. The right height depends on ceiling clearance, floor space for the base and skirt, and sight lines from the entrance. A good rule is to leave at least 18 inches between the topper and the ceiling. A 9 foot tree suits most single-storey lobbies, 12 to 15 feet suits a double-height lobby, and atriums with skylights can take 16 to 20 feet or more.
Can you match the decor to our brand colours or interior finishes?
Yes. We build colour schemes around your logo, your signage, or the finishes already in the space such as marble, bronze or walnut. Common commercial palettes are warm white with gold ribbon, blue and silver, navy and gold, and red with gold for more traditional spaces. We bring ribbon and ornament samples to the site visit so you can see them in your own light. Once a scheme is set, we keep it consistent across trees, garland, wreaths and planters.
Is your lobby decor fire-safe for a commercial building?
Our lobby trees are artificial, pre-lit with commercial-grade LED strings, and we do not run incandescent product indoors. LEDs run cool and draw a fraction of the power, which keeps circuits comfortable. We keep displays clear of sprinkler heads, exits and fire equipment, and we secure tall trees so they cannot tip in a busy lobby. If your building or insurer has a specific requirement, bring it to the site visit and we will plan around it.
Do you decorate elevator lobbies, reception desks and staircases too?
Yes. A single lobby tree is often the anchor, but the pieces people pass every day finish the look: a smaller tree by the elevators, lit garland along a staircase railing or reception desk, a wreath above the entrance and planters at the doors. We design the whole route from the front door to the elevator as one scheme. Scope is flexible, so you can start with the main tree and add pieces in a later season.

Exterior lighting

What exterior commercial Christmas lighting do you install?
Building outlines and rooflines, porte-cochère and canopy lighting, columns and entrances, tree wrapping, lit cone trees, hedges, walkways, boulevards, parking-lot trees and giant outdoor trees. We use commercial-grade LED strings and C9 bulbs that are rated for Ontario winters. Installs are done with our own bucket trucks and aerial lifts, so height is rarely a limit. Everything is on timers and checked through the season at no extra charge.
Can you light the porte-cochère and entrance of a hotel?
Yes, porte-cochère holiday lighting is one of our most requested hotel jobs. We outline the canopy edge, wrap or light the columns, add garland and wreaths at the doors and often wrap the trees along the approach. Because this is the guest arrival point, we install overnight or in a quiet window so the drive stays open. We also plan the circuit so the lighting runs on a timer with the rest of the exterior program.
How do you wrap trees with Christmas lights on a commercial property?
We wrap trunks and main branches in commercial LED strings at a spacing that reads as solid light from the street, not a sparse spiral. Warm white is the most common choice for office towers and boulevards; blue, red, green and multicolour work well for parks and plazas. Wraps are tied off and fed from a single plug per tree so takedown is clean and the tree is not damaged. Large trees are wrapped from a lift.
Do you install commercial Christmas lights at night or after hours?
Yes. Exterior installs on hotels, condos and plazas often happen after hours or overnight so parking, deliveries and guest arrivals are not disrupted. Our crews are set up for it with lit lifts and a plan agreed with your building staff in advance. For properties with daytime access and low traffic, a daytime install is faster and we will say so. Either way, you are not paying extra for the timing that suits your site.
Are your outdoor lights commercial grade and rated for Ontario winters?
Yes. We use commercial-grade LED strings and C9 bulbs with sealed sockets and heavier cord than retail product. They are made to be installed in October, left up through freezing rain and January thaws, and taken down in good shape to be reused. Because it is our own inventory, we warranty it and replace any failed section during the season at no charge. We do not install customer-supplied lights.

Tree rental & leasing

Do you offer lobby Christmas tree rental and setup?
Yes. Lobby Christmas tree rental is our default recommendation for most buildings. One seasonal price covers the design, the pre-lit tree, ornaments and ribbon, delivery, installation, maintenance through the season, January removal and storage in our warehouse. You never store boxes in a mechanical room or ask staff to assemble anything. Trees range from 7 to 20 feet and beyond, and the colour scheme can change between seasons if you want a refresh.
What is the difference between leasing holiday decor and buying it?
Leasing means you pay one price per season for design, product, install, maintenance, removal and storage, and the product stays ours. Buying means you own the trees, lights and ornaments and pay us each year for the service program: install, maintenance, takedown and storage. Buying costs more in year one and less in later years if you keep the same look. Leasing keeps year-one cost lower, lets you change schemes and never leaves you with ageing product.
Can we lease a giant outdoor Christmas tree for a plaza or municipality?
Yes. Giant lit trees and lit cone trees for plazas, town squares, campuses and shopping centres are available on a seasonal lease. We deliver, assemble, light and anchor the tree, maintain it through the season, then dismantle and store it in January. Because the tree is our inventory, you are not buying a structure you only use for six weeks. Leases can be set up as multi-year agreements with locked pricing and the same install dates every year.
Can we change the colour scheme on a leased lobby tree each year?
Yes, that is one of the main reasons clients lease rather than buy. Ribbon, ornaments and accents are ours, so switching from gold and warm white to blue and silver between seasons is a design change, not a purchase. Many clients keep one scheme for two or three seasons and then refresh. If a refresh changes the quantity of product, we will quote the difference ahead of time so there are no surprises.
What is included in a turnkey commercial Christmas decor lease?
Design from a site visit, all product from our own inventory, installation by insured and WSIB-compliant crews, after-hours timing where needed, season-long maintenance with no charge for any fault, January takedown, labelled storage in our warehouse and priority dates the following season. One invoice covers all of it. The only things you provide are access and power. Multi-year agreements lock the price and the schedule so budgeting is simple.

Pricing & contracts

How much does commercial Christmas light installation cost in Ontario?
Every project is custom quoted, but typical ranges help with budgeting. A storefront with a lit roofline, wrapped columns and wreaths commonly starts at a few thousand dollars per season. A plaza, hotel exterior or campus with rooflines, porte-cochère lighting, wrapped trees and cone trees typically runs into the tens of thousands. These are typical ranges, not quotes. Price depends on linear footage, tree count and height, lift requirements, and whether it is a one-season or multi-year program.
How much does a commercial lobby Christmas tree program cost?
As a typical range, a decorated 9 foot pre-lit lobby tree on a seasonal lease commonly starts around $1,500 per season, including install, maintenance, removal and storage. Taller trees, multiple trees, garland and planters add to that. Atrium and shopping mall programs with 16 to 20 foot trees, village displays or Santa photo sets run to five figures. Treat these as typical ranges. We confirm a firm price after a site visit or from plans and photos.
What drives the price of commercial holiday decor?
Five things. Linear footage of roofline, canopy and column lighting. Tree count and height, both for wrapping outdoors and for lobby trees. Lift requirements, because a bucket truck or aerial lift adds time and equipment. Indoor decor scope, such as garland, wreaths, planters and custom displays. And whether you sign for one season or a multi-year agreement. Access and timing matter too, but after-hours installs are part of how we work rather than a surcharge.
Do you offer multi-year holiday decorating agreements?
Yes, and we recommend them for anything beyond a single tree. A multi-year agreement locks your pricing and your install and takedown dates for the term. You get first pick of dates each season, your product is reserved in our warehouse, and your building staff know what to expect every year. If you want to add scope or refresh colours partway through, we quote the change and keep the rest of the agreement as is.
Do you require a deposit for commercial Christmas decorating?
Yes. A deposit at signing reserves your install dates and allows us to pull product from inventory or order any custom pieces. The balance is invoiced after installation, with one invoice covering the whole program for that season: product, install, maintenance, takedown and storage. Multi-year clients receive the same structure each year. We accept standard commercial payment terms and will work with your accounts payable process, including purchase orders and vendor setup forms.

Installation & safety

Are your commercial Christmas light installers insured?
Yes. Our crews are insured and WSIB-compliant, and we can provide certificates of insurance and WSIB clearance before work starts, which most property managers and hotel operators require for vendor setup. Our installers work from our own bucket trucks and aerial lifts and are trained for work at height. You should never have building staff or a handyman on a ladder hanging lights on a commercial roofline. Ask any installer for their paperwork before they arrive on site.
Do you use bucket trucks and aerial lifts for commercial installs?
Yes. We bring our own bucket trucks and aerial lifts to reach rooflines, porte-cochères, canopies, columns and tall trees. At the site visit we check where a lift can be positioned, the ground surface, overhead obstructions and how to keep walkways open while we work. For interior atrium trees we use lifts rated for indoor floors. Lift access is one of the main price drivers, so telling us about tight spaces early helps.
Can you install after hours so tenants and guests are not disrupted?
Yes. After-hours and overnight installs are standard for hotels, condo lobbies, shopping centres and busy plazas. We agree on a window with your building staff, arrange access and keep noise and lighting to what the work needs. Guests and tenants arrive in the morning to a finished display. For exterior work in parking lots we cone off only the area we are working in and move as we go. Daytime installs are available where traffic is light.
What power do we need for commercial holiday lighting?
Less than most people expect. Commercial LED strings and C9 LED bulbs draw a small fraction of what incandescent lights did, so a typical storefront or lobby display runs on existing outlets. At the site visit we map available exterior outlets, confirm they are on separate circuits where needed and note any spots where an electrician should add an outlet before install. We do not run cords through doors or windows. We tell you clearly if more power is required.
Are the lights on timers?
Yes. Every exterior program runs on timers, usually dusk to a set time such as 11 pm or midnight, so staff never have to switch anything. Lobby trees can run on a timer or on a switch at the desk, whichever you prefer. We set and test timers on install day, adjust them after the time change if needed and check them during maintenance visits. If you want the display on for a late event, call us and we will change it.

Maintenance, takedown & storage

What happens if a section of lights goes out during the season?
Call or email us and we fix it at no charge. Season-long maintenance is included in every program, and because everything is our own commercial-grade inventory we carry replacement strings, bulbs and timers on the truck. Most faults are a tripped GFCI, a timer knocked out of sync or a plug pulled by a snowplow, and they are quick repairs. We also do our own drive-by checks on larger programs so problems are often fixed before you notice.
When do you take down commercial Christmas decorations?
Takedown runs through the first three weeks of January. We schedule each property into a route so the display is removed promptly after the holidays, and we can hold a specific date if you have an event or want the lobby back on a certain day. Takedown is done by the same crews with the same lifts, after hours where needed. Everything is packed, labelled by property and location, and brought back to our warehouse.
Do you store the decorations between seasons?
Yes. Labelled storage in our warehouse is included in both the leasing model and the service program for purchased product. Trees are stored assembled or in sections depending on size, ornaments and ribbon are boxed by property, and exterior strings are tested, coiled and tagged by run. You get your mechanical room and storage cage back. When your install date comes round the next season, your product is already pulled, tested and loaded.
Can we keep the lights up longer than the holidays?
Often, yes. Warm-white tree wraps, roofline lighting and lit cone trees look good through the darker weeks of January and February, and some hotels and plazas keep them lit until March. Tell us at quoting time and we will plan the takedown date and maintenance window around it. Themed interior decor with ribbon, ornaments and wreaths is usually removed in January because it reads clearly as Christmas, while plain lighting can stay as winter lighting.
What does included maintenance cover and what does it not?
Maintenance covers any fault in the product we installed: failed strings or bulbs, timer problems, loose garland, a tree section that goes dark, and weather damage to the display. There is no charge for any of it. We also replace product that is damaged by snow clearing or vandalism and talk with you about prevention if it keeps happening. The only things outside the program are changes to the design mid-season, which we quote separately, and building electrical work.

Sectors & service area

Do you work with hotels?
Yes. Hotel Christmas decorating is a large part of our commercial work: lobby and reception trees, staircase and railing garland, porte-cochère and canopy lighting, wrapped trees along the approach and wreaths at the doors. We install after hours so guest arrivals are not disrupted and we work with the GM, front office and facilities so everyone knows the plan. Multi-year agreements suit hotels well because the look, dates and budget stay consistent for the brand.
Do you decorate condo and apartment lobbies?
Yes. Condo boards and property managers hire us for lobby trees, elevator-lobby decor, entrance garland and wreaths, and exterior lighting on the entrance canopy and landscape trees. We quote in time for board approval, invoice the corporation or the management company and install in a window that suits the building. Because product, install, maintenance, takedown and storage are one price, there is nothing for the superintendent to store or maintain and the board sees one line in the budget.
Do you do shopping plazas and malls?
Yes. For plazas and shopping centres we light rooflines and columns, wrap parking-lot and boulevard trees, install giant lit trees and cone trees, and build interior displays such as mall village scenes, Santa photo sets and atrium trees. Installs are done overnight so tenants and shoppers are not disrupted and the display is lit before Black Friday. We work with the property manager or the marketing team and can split scope between landlord and tenant programs.
Do you work with office buildings and property management companies?
Yes. Office tower lobbies, elevator lobbies and entrance trees are the most common interior request we get, and property management companies often add us across several buildings in a portfolio. We provide certificates of insurance and WSIB clearance for vendor setup, invoice per property or per portfolio, and keep one point of contact for the season. Multi-year agreements let a manager set the holiday budget once and know the dates and the look for every building.
Where do you offer commercial holiday decorating services?
We are based in London, Ontario and serve commercial clients across Southwestern Ontario, the Greater Toronto Area and Hamilton-Niagara. We also work with municipalities and BIAs on downtown tree wrapping, park displays, giant trees and animated light shows. For larger programs we travel beyond those areas, and we will tell you honestly if a small job is too far from our routes to make sense. Call 519-266-6796 and we will confirm coverage within one business day.
