Condo lobby Christmas decorator for boards and property managers
A condo lobby Christmas decorator has to satisfy a board, a property manager and several hundred residents who walk past the tree twice a day. We decorate condo and apartment lobbies, entrance canopies and courtyards across Southwestern Ontario, the GTA and Hamilton-Niagara with a written scope the board can approve, a price that fits the budget cycle and a crew that installs around the concierge, not through them.

The problems a holiday program has to solve
Multi-residential holiday decor setup is mostly about consistency and safety. A tree that matches the lobby finishes, is secured against tipping, keeps the vestibule clear for strollers and movers, and runs on a timer so it is never left on all night. For managers with several buildings, the same scheme across the portfolio means one approval and one invoice. Boards see photos from our own installs before approving.
Installs happen overnight or in the quiet middle of a weekday, scheduled with the concierge or superintendent so the loading dock and elevator are booked. Maintenance is included at no charge, takedown runs in the first three weeks of January and the decor is stored in our warehouse so no storage locker or mechanical room is given up. Residents simply arrive home to a finished lobby.
Request a QuoteBoard approval and budget timing
Boards approve a specific proposal, not an idea, and the budget was set last spring. We provide a written scope with tree size, scheme and reference photos from our own installs, priced per season or on a multi-year term, so the manager can table it at one meeting and get a decision.
Resident safety in a busy lobby
Strollers, dogs, movers and grocery carts all pass the tree. We secure trees against tipping, route cords under covers, keep the vestibule and accessible routes clear, use shatterproof ornaments and keep garland away from door closers and fire equipment. Timers switch the display off overnight.
Scheduling with the concierge and super
Elevators and loading docks are booked, and a crew that shows up unannounced creates complaints. We confirm the date and window with the concierge or superintendent, book the service elevator, protect floors and finish before residents are back in the lobby in numbers.
Consistency across a portfolio
A manager running eight buildings does not want eight different looks and eight vendors. We hold a standard scheme for your portfolio, vary tree size by lobby, install on one schedule, send one invoice and keep the inventory for every building labelled in one warehouse.
Where the decor goes in condo lobbies

Main lobby and reception
A decorated pre-lit tree, usually 7 to 12 ft depending on the ceiling, in a scheme that suits the lobby finishes, with garland on the concierge desk and a wreath on the glass. Placed where residents and visitors see it from the doors without blocking the mail room or the elevator call.

Entrance vestibule and canopy
Lit garland over the vestibule doors, wreaths outside, and the entrance canopy edge outlined in warm-white LED with wrapped columns. The canopy outline is the piece residents mention most because it is what they see coming home after dark. It runs on a photocell.

Elevator lobby and mail room
Smaller accent trees, lit gift boxes or a lit planter beside the elevators and a wreath at the mail room, so the decor continues as residents move through the ground floor. These pieces are secured, low-profile and out of the path to the elevator doors.

Courtyard and grounds
Tree wrapping in the courtyard, lit cone trees along the walk, hedges and planters lit at the entrance and roofline accents on a low-rise or townhouse block. Cone trees are staked and set back from plow and shovel routes, and everything is on a timer with the entrance.

Facade and roofline
For towers and mid-rises, roofline and podium outlines in warm white or a building colour, installed from a lift at night with the drive kept clear. On a townhouse or low-rise community, roofline lighting across the entrance block ties the whole property together.
Three ways to scope it
Every program is custom quoted. These are the shapes most properties land on.
